We then act upon the instructions of the principals which may be requested to coordinate key tasks such as:

• Process and coordinate the flow of documents and funds

• Keep all parties informed of progress throughout the entire closing process

• Respond to the lender’s requirements

• Prepares a final statement outlining funds received and to be disbursed in the transaction

• Coordinate the signing of loan/closing documents

• Prorate and adjust insurance, taxes, rents, etc.

• Coordinate payoffs for any necessary loans/liens to ensure clear title is transferred

• Record the deed and loan documents
